Buyer's Home Inspection


The majority of all home inspections are done at the request of the buyer. This is also known as the Pre-Purchase inspection. The buyer typically has a 10 day option period window to complete an inspection before they purchase and close on a home. It is their opportunity to have an unbiased, professional and careful assessment of their potential home. I am committed to giving the buyer the best value, protection, and decision-making power for their money.


Seller's Home Inspection


Commonly referred to as a Pre-Listing Inspection. Invest in a home inspection before putting your home on the market. Understanding the condition of your property before listing it will ensure that there are no surprises and unexpected costly repairs. What’s good for the buyer is also good for the seller. Because surprises are equally damaging to sellers of the property, I highly recommend the seller get a Pre-Listing Inspection.


Routine Home Inspection


Also known as a Home’s Health and Wellness Check. This is an inspection that is accomplished for landlords, property managers, and homeowners. Home ownership requires routine maintenance of the home’s various systems. As systems and materials deteriorate with age, repairs routinely need to be performed. If neglected, these failures could lead to other systems failing, costing the home owner even more.


New Construction Inspection

A new home should be inspected prior the final walkthrough with the builder to ensure that no mistakes went overlooked. During the New Construction Inspection, I find issues that need to be addressed before the home is ready for move-in.


11 Month Builder/Home Warranty Inspection

Your home might have come with a 1-year Builders or Third -Party warranty. If so, this inspection is a comprehensive visual evaluation of your home which details any deficiencies that may have arisen during its critical year. It is recommended to have this inspection accomplished 30 days prior to the 1-year warranty expiring so that you can provide them with a list of items that need to be addressed.


SPECIALIZED EQUIPMENT

THERMAL IMAGING

Also known as an infrared inspection, this process points out drafts that lead to energy loss, hot spots, and leaks. This technology is also utilized to identify hot electrical components and the presents of moisture not visible to the eye.

DRONE ROOF INSPECTION

With this technology, I am able to go the extra mile to capture close-up imagery of the roof's condition, regardless of whether or not the roof is safe to walk on.

GAS LEAK DETECTION

This tool smells gas leaks form items such as the hot water heater that can go undetected until they become a big problem. The presence of gas leaks is checked before it becomes a dangerous situation.

CARBON MONOXIDE DETECTION

Often referred to as the silent killer, carbon monoxide can poison your entire family before you notice it because it has no scent. When gas burning appliances are present, a carbon monoxide detector is utilized.
